Palm View Village Apartment Communities

Palm View Village owns and operates eleven apartment properties in Southern California, presented here as nine communities: ten across the South Bay in Torrance, Gardena, Hawthorne, Inglewood and Lawndale, and one coastal community in Oceanside. They are all small to medium sized properties, and every one of them has been renovated rather than newly built, which is why the floor plans tend to be more generous than what a new lease of the same rent buys elsewhere in Los Angeles County.

The eight South Bay communities are grouped tightly together, which matters more than it sounds. Gardena, Hawthorne and Lawndale sit in the middle of the grid; Torrance is to the south; Inglewood is to the north. If you're relocating for work in the El Segundo aerospace and corporate corridor, or you want to stay close to the 405 and 105 without paying beach city rents, these five cities are where the practical options are. Our Lawndale community on Inglewood Avenue sits closest to El Segundo, and our Inglewood community on Glenway Drive is in the same city as SoFi Stadium and The Forum.

What renovation actually means at our communities

The scope varies by property, so each community page lists only the features we can verify for that address. Broadly, renovated homes include new flooring, updated kitchens with modern appliances, fresh paint in neutral coastal shades and updated lighting. Our Inglewood community adds granite counters and in unit washers and dryers. Torrance offers both renovated and fully remodelled homes, with vaulted ceilings, quartz counters, balconies and private first floor backyards in select homes. Gardena's 1030 Magnolia has stainless steel appliances, central heating and wood composite flooring.

Amenities differ just as much. Torrance is the most resort-like of the group, with a large heated pool, outdoor kitchen, fire pits, a fitness centre, a private dog park and EV charging beside gated carports. Inglewood has an Olympic-sized pool, a private gym and a community library. Lawndale and Oceanside both have pools and community Wi-Fi. The smaller Gardena and Hawthorne communities, including Harvard Boulevard, Gardena Village Place and the Kornblum Avenue property in Hawthorne, are gated, landscaped, and built around quiet streets with carports or parking garages and on site laundry.

Choosing between our communities

Start with floor plan. Studios and studio suites are at Lawndale and Harvard Boulevard. One-bedroom homes are the most widely available, at Hawthorne, Lawndale, Inglewood, 1030 Magnolia, Gardena Village Place, Harvard Boulevard and Oceanside. Two-bedroom homes are at Torrance, Hawthorne, Inglewood, Harvard Boulevard and Oceanside. Three-bedroom homes are currently only at our Inglewood community.

Then consider what your week looks like. A commute into El Segundo points to Lawndale or Hawthorne. Time spent around El Camino College, Torrance's parks and farmers market, or the South Bay beaches points to Torrance. Living within walking or short driving distance of major events points to Inglewood. Wanting the ocean as part of ordinary life points to Oceanside, where select homes have ocean views and the property has an upper deck lounge.
